Nine Signs a Commercial Building Is Overdue for Duct Cleaning
The signals that show up before anyone opens a plenum: grille staining, complaint clusters, creeping runtime and musty return air.

What you can see from the floor
Most buildings tell you long before a technician does. Dark fanning around supply diffusers means air is carrying particulate. Fuzz on return grilles means filtration is being bypassed or overwhelmed. Dust that reappears on desks within a day of cleaning usually means the system, not the housekeeping, is the source.

What you can smell
A musty note that strengthens when the system cycles on points at moisture somewhere in the air path — typically a wet drain pan, a dirty coil, or saturated internal liner. In Atlanta's humid season this is the single most common complaint we are called about.
Sour or greasy odors in a building with food service usually trace to exhaust rather than supply, which is a different scope but the same investigation.
What the equipment tells you
Longer runtimes to hit the same setpoint, zones that will not hold temperature, nuisance high-pressure trips and filters loading far faster than their rated interval all point at restriction. Restriction is what a cleaning is meant to remove.
If you track energy data, compare kWh per degree-day year over year. A steady upward drift with no occupancy change is worth investigating before you replace equipment.
Events that create an immediate need
Some triggers are not gradual. Interior construction or demolition, a roof leak over a duct run, a fire event anywhere in the building, rodent or bird intrusion, and long vacancy with the system off all justify inspection regardless of the last service date.

- They justify an inspection. Complaints can come from ventilation rates, humidity or filtration as easily as from duct contamination, and an inspection tells you which.
- Can I inspect the ducts myself?
- You can learn a lot with a flashlight and a mirror at a return grille. Anything beyond that needs the system shut down and proper access.
- How fast can you assess a building?
- Most Metro Atlanta facilities get a walkthrough within a few days, and the assessment comes back with photos per unit.
