Air Handler and AHU Cleaning: The Unit Everyone Skips
Clean ducts fed by a fouled air handler reload within a season. The unit is where the job is won.

Start at the blower wheel
Centrifugal blower blades are shallow cups, and when each cup fills with packed dust the wheel stops behaving like a fan. Airflow drops, balance is lost, and bearings wear. Cleaning it properly usually means pulling the wheel, not reaching in with a brush.
The cabinet is part of the duct
Interior insulation, filter racks, mixing box dampers and the outside-air section all carry air that is about to enter the building. Torn or waterlogged internal liner is a common find in older Atlanta rooftop units and needs to be encapsulated or replaced rather than brushed.
Sequence and lockout
Units are locked out before any panel comes off. Cleaning runs from the entering side toward the discharge so nothing is pushed into already-cleaned sections, and the pan and condensate line are serviced last before the unit is restarted and observed under load.
Common questions
- Can the blower be cleaned in place?
- Sometimes, on larger units with good access. On small and mid-size wheels, pulling it is the only way to reach the blade cups.
- What about internal insulation?
- Intact liner can be cleaned with low-pressure methods. Damaged, shedding or water-stained liner should be replaced or encapsulated.
- Does this require a shutdown?
- That unit, yes, for the duration of the work — which is why AHU service is usually scheduled overnight or zone by zone.
