Dryer Vents

Commercial Dryer Vent Cleaning: Fire Risk, Insurance and Compliance

1 min readBy Gabriel M., Field Operations Manager

Why lint is a fire-code problem, how often multi-tenant and hospitality dryer vents need service, and what insurers ask for.

Lint is a fuel load, not a housekeeping issue

Clothes dryers are a recurring cause of structure fires in commercial laundry rooms, and failure to clean the vent is the leading contributing factor. In hotels and multi-family properties the vent runs are long, shared and often routed through concealed chases where lint accumulates unseen for years.

Warning signs your vents are overdue

  • Loads taking two cycles to dry.
  • Hot laundry rooms or dryer cabinets that are hot to the touch.
  • Burning smell during operation.
  • Lint visible at the exterior termination or no airflow at the hood.
  • Repeated high-limit thermostat trips reported by maintenance.

Service intervals that hold up with insurers

High-volume hospitality and laundromat equipment should be cleaned quarterly to semi-annually. Multi-tenant residential risers are typically annual. We have run this schedule across Motel 6 locations in Georgia for a decade, and the documentation package is what keeps carriers and inspectors satisfied.

What a compliant service includes

Full-length brushing of each run to the exterior termination, airflow verification, transition-hose inspection, exterior hood cleaning or replacement, and a per-unit report identifying any restricted or disconnected runs that need repair.
